LAND IS A REAL ESTATE PROPERTY AND OBJECT OF EXCHANGE
RELATIONS
The land, its subsoil, forests, wildlife and other resources are the basis of life and activity of the people. The issues of land interest people from many aspects. Land is the basic component of any property, an economic resource, a special kind of product. The term also includes property permanently affixed to the soil, such as water collected in wells, houses, and fences. It can be considered as a means of production and object of labor, and as habitat conditions for the life of the entire human community. The value of the land is determined by its unique characteristics: the earth is spatially limited; there is no other model of it; permanent location; territorially varieties; fertility (more important for agriculture) and so on. The value of land and interest to it is determined by its cost and the ability to grow steadily in today's market. Especially it can be seenin large cities, where there is overpopulation, pervasive need of housing and thus land shortage, and as a result the cost increase.
The immovable property covers land, subsoil isolated bodies of water and everything that is closely connected with the land, including buildings, constructions, forests, objects of unfinished construction. From this definition we can understand, that the land and the relations with it is the main critera of the term of the real estate property. The parcels also can be the objects of property and may be the subject to legal and land relations along with other properties [1].The term "land" can be considered from the different points of
view. If we speak about the land as the object of land relations, land is an immovable thing, land is an immovable thing, which is a part of the earth's surface and has some individual characteristics [2].
Characteristics of the land plots can be divided into 3 main groups: physical, legal and economic. As for physical characteristics, they are the spatial-areal parameters, boundaries, ownership of an object of the territorial zones, condition of the site and some others. The legal status is the description

of an entity, the content and scope of the rights subject to the real estate property. Economic characteristics are the cost, levels of supply and demand.
The territory of the Russian Federation is divided into certain categories according to the target characteristic. Categories of land are legalized typology of land for taxation purposes, territorial regulation and planning. The specific purpose of land is the form, condition and limit of land use for specific purposes reflected in urban planning and land planning documents. According to the target purpose the permitted use of the land plots has been set. The permitted use of the land is the main parameter that determines the possible ways of the land use. These and other characteristics of the land are being recorded during the state cadastral registration procedures.
State cadastral registration has the aim to receive systematic information concerning the condition, legal status and economic characteristics of the land necessary for the state management of land resources. Recording is conducted in accordance with Federal Law No. 218 "About state registration of real estate property" [3].
As a result of the cadastral registration unique inventory number of a parcel is given. Districts, regions and parcel numbers serve as their units (fig.1).

The concept "single property unit" is a complex unit, including land, buildings and constructions closely connected it. The word "single" means unity, the

integrity data about this separate real property. But a single property is not only the land, buildings and constructions but the object of rights and as a result a type right. Land Law evolves round several different questions all dealing with real property, i.e. the subject Land Law concerns this specific object - the real property. A fundamental question whilst studying the subject is therefore to establish the meaning of real property.
The legal status of the land can be attributed to the intended purpose, permitted use and the form of legal ownership. Factual possession is possession of the property, with some legal basis considering law, contracts, administrative act or court decision. The form of legal possession can be divided into three separate powers and only combination of them allows claiming that the thing is indeed in the property. The presence of only one of the powers allows us to talk about establishing other interests in the property.
The right of possession provides possibility of the owner not to let strangers to its territory, or to limit the number of people having access. In some cases the possession extends to the areas beyond the boundaries of the allotment belonging to the owner. For example, it is appurtenant easement.
The right of disposition is the ability to commit acts at its own convenience and for its own benefit that determine the legal future of the property. Right of disposition may be limited due to the need to prevent the realization of private interests in prejudice of the public. For example, it is the transaction with the territory of common ownership.The right of use means based on the law the ability to operate with the property and getting some income from it.
The land market is an integral part of the economy of any developed country. The land is natural resource of multiple uses and it has special status in the real estate market. The land market has a number of specific features.
Firstly, land is a free gift of nature, but nevertheless, it is the object of purchase and sale and other transactions associated with the payment.
Secondly, depending on the climatic conditions, productivity, location of land plots, its quality varies. It can be changed as a result of additional investments in land and improvements of soil fertility. The increase of economic fertility of the soil is practically possible in all lands. However, it has certain limits related to the law of diminishing returns.
Thirdly, due to the landfixity, the supply of land is perfect inelasticity, which means that the increase in the price of any unit leads to a smaller increase in deals, measured in the same units. The limited supply of land resources is enhanced by the transfer the land in private property.
