Several terms and formulas are used to evaluate revenue
management strategies and operational efciency of a hotel.
Occupancy is a term that refers to the percentage of all
guest rooms in the hotel that are occupied at a given time.
Average daily rate (ADR) is a calculation that states the
average guest room income per occupied room in a given time period. It is determined by dividing the total room revenue by the number of rooms sold.
Revenue per available room (RevPAR) is calculated by
multiplying a hotel’s ADR by its occupancy rate. It may also be calculated by dividing a hotel’s total room revenue by the total number of available rooms and the number of days in the period being measured.

To be successful in the market, a product must be appro-
priately priced. There are several general factors inuencing prices in tourist industry:
seasonality – uctuations in business between high and
low seasons;
operating costs – general overheads, promotion and labour
costs which can vary, depending on business peaks and troughs;

competition which inuences the maximum price for
which a product can be sold;
demand – which is generated by existing and potential
customers.
The amount the customer pays for a tourist product is
termed a rate. In hospitality industry there is generally more than one rate category for each room type. As a rule room rate categories correspond to types of rooms available for guests in a hotel (e g: suite, deluxe, studio, pent house etc.).
Rack rate is a standard rate or a published tariff dened by the hotel management for a particular room category/type. Rack rate is usually given in the tariff sheet of the hotel and the details are also submitted to the local government authori­ties for hotel licensing and, in some countries, for taxation pur­poses. All tourism businesses should have a rack rate –a “full rate” before any discounts are applied. A rack rate is typically what is provided to wholesalers and announced for the season ahead. For activity and attraction operators their full rate is more likely to be charged without any day to day discounting; however accommodation operators will be changing rates al­most daily a month or two months ahead the season to ll gaps.
Corporate or commercial rates are designed for com­panies that provide frequent business for the hotel or its chain. These rates may vary according to the volume of busi­ness guaranteed by the companies.
Group rates are provided for groups, using the hotel for such activities as meetings and conventions.
Promotional rates are generally offered during low oc­cupancy periods to any guest to promote occupancy. Early bird rates, Stay for 3 and pay for 1, etc. are the examples. To attract customers the rates may also include certain add-ons such as free 24 hour Wi-Fi, free buffet dinner, etc.
Early bird rates are only open a xed number of days before arrival, e.g.: “Open only when 7 days before arrival, 14 days before arrival, 30 days before arrival”, etc.
Incentive rate is granted to individuals who belong to an association or holders of special membership cards or credit cards. For example, holders of Amex, Visa or Master card get 5% discount on rack rate. Similarly, Lufthansa Frequent Fly­er members get 25 % discount.
