ago. Now let‘s go to the kitchen. As you can see, it‘s modern, it has a new sink

Dialogue 3 A: Hello! Can I talk to Bob Melon, please? B: Yes, it‘s Melon speaking. A: I would like to rent the apartment you showed me two days ago. Is it still available? B: Yes, it is. A: I‘ll take the apartment. I like it. B: Ok. You can sign the lease in my office . I will be waiting for you.
Living conditions
Dialogue 4 Tracey: Do you have air-conditioning in your apartment? Alice: Well, there is air-conditioning. Do you see that air-conditioner over there? The problem is that it is not powerful enough. T: I guess not.

Darlean: It‘s awful! H: I know. I‘ve got to get it fixed as soon as possible. D: Don‘t you want to get it fixed now? H: I wish I could, but I‗ve got to go now. I have an appointment in twenty

Dialogue 9 Grace: Why is there no water coming out when you turn on the faucet? Henry: Not even a single drop?
G: Well, it‘s just drip, drip, drip. But that‘s still not water. H: I don‘t know. Since last night water pressure has dropped to little more than a drip.
G: Did you call the apartment manager yet? H: Year. I called her this morning and she said she‘d send someone over. G: But how long ago was it? H: That was three hours ago! G: That‘s outrageous! I just don‘t understand why they are not on top of this.
Dialogue 10 Anne: My washing machine went on the blink yesterday, so I have to go to Lina this afternoon to do the washing.
Bonny: The same thing happened to my dishwasher last week. That‘s when I got
my husband to pitch in and help with the dishes. A: Well, I don‘t think mine would leave work to help me wash clothes. B: Have you called a repairman yet? A: I called the service centre this morning after it happened. They are supposed to be pretty good, aren‘t they? B: They are good, but they are expensive. What I like about them is that they usually come thesame day you call them.
A: That is certainly worth something. You know how we are! We can‘t live
without all thosemodern conveniences!
Dialogue 11 Kathrine: Oh, now! The water faucet is dripping badly again!

Communication. Making a complaint
a. Look at the phrases in the list. In pairs decide which are used for mild complaint and which for strong.

In pairs, imagine you are in the following situations. Use the sentences in the box to avoid giving a direct answer.
You want to know when some repair work will be completed. You want to know the cost of having double-glazing fitted. Someone you don`t know very well wants to move in with you.

I mean I made up sketches of how the rooms should look like, ordered the furniture and stuff like this. T: How long did it take? C: Well, it took me quite a lot of time and money, I should say.
T: But the result is amazing! You have such good taste in interior décor. To be
honest, I was sure it is the work of a professional designer! C: You are flattering me! Anyway, I am glad you think it‘s nice.

David: I‘ve got a new office now… Nancy: That‘s great! Congratulations!
D; I need a desk and some office cabinets. How many cabinets are there in your office? N: I think there are four cabinets, a desk and three chairs. D: And do you have any other furniture? N: Oh, yes, I‘ve got a sofa and two really comfortable armchairs. D: Are there any tables in your office?
N: Yes, I‘ve got a small round table at the sofa for some leaflets and brochures about our company. Also don‘t forget about good conditioning!

K: I don‘t have the faintest idea! Even so, it‘s still worth it, isn‘t it? M: You are right! I think he is probably very glad to leave that noisy apartment. K: Yes, he is. I know it for sure. M: You know, I am also thinking of having better living conditions. K: Oh, are you? Is it because your landlord has put up the rent again? M; Both yes and no. My dream is to buy the apartment of my own. K: Oh, did you inherit good money? So now you can afford a flat! M: If only! I am going to take out a mortgage in my bank on a low interest. A: To begin with, I‘d like to thank you for the chance of getting this job. I have
been in the housing and communal utilities sector for ten years already. I started as a personal assistant to a CEO in a big maintenance company. O: Yes, this company enjoys a good reputation. And have you had any formal training as a property manager? A: Yes, certainly. I am a graduate from National Apartment Association (NAA) as Certified Apartment Manager. NAA serves the multifamily housing industry, including apartment building owners, developers and managers. Taking care of a property also demands a flexible approach. Anyway, my goal is to find a balance between getting profit and cutting costs of rentals so as to attract new clients and satisfy the needs of current residents. O: Do you use property management software for recording-keeping purposes? What types of records do you keep? A: Oh, I‘d say we can‘t do without such software these days! My colleagues and I use the following: templates for creating lease agreements, accounting systems to track rent payments, pay bills, and consolidate property account information for tax and insurance, and many more! A: I suppose, in terms of a residential property, it always pays to maintain and improve communal utilities, keep the area clean, and, of cause, promote your property via the Internet and media.

O: Now one uneasy question. Tell me about a time when you have had to deal with a disruptive tenant. What steps did you take to remedy the situation? A: If a manager is liable for direct contacts with tenants, he should be some sort of a psychologist. He should be adamant about collecting rent payments, but all tenants may have difficult times. So, once I let defer a payment for a family
whose father lost his job. I just couldn‘t throw them away! O: So, they avoided eviction, didn‘t they? A: That‘s right! And legal liabilities may pertain to serious concerns including

O: Well, Mr.Finch, I have asked all the questions and learnt everything about you as a possible candidate for a job in our company. You have passed the interview very well and now you are going on a probation period. A: Could I hear about my job duties on this period? O: Sure! You should know that your respossibility will cover a few residential buildings. For the beginning, your job will be to calculate all the costs covering the property maintenance and find the ways of cutting down the costs on running water, electricity, sewage systems maintenance, rubbish disposal.Maybe, you will have to find cheaper suppliers of these services. A: Thank you very much! I will do my best to pass the probation successfully! O: Wish you good luck!
Roleplay
Get divided into three groups.
a. Two groups prepare their applicants: read the questions given
before the dialogue (about experience, skills, etc.) and invent a working background for their candidate. These groups should also think over somequestions on the side of the applicant.
b. The third group are HR managers who choose the questions for the
interview. Conduct an interview and then choose the best applicant for the position, explain your choice.

Методические рекомендации по работе с текстами
При самостоятельной работе над данными текстами необходимо
выполнять следующие рекомендации:
1. Внимательно посмотрите на заголовок текста и переведите его.
Это даст вам общее представление о содержании текста и его основной
2. Прочтите текст, пытаясь уловить главную мысль каждого абзаца.
3. Переведите выделенный отрывок, пользуясь англо-русским
экономическим или политехническим словарем терминов. Выписывайте и запоминайте в первую очередь строевые слова.
4. Перед тем как выписывать слово, следует установить, какой частью речи оно является. Выписывайте слова, отбрасывайте окончания и находите исходную (словарную) форму слова. Помните, что в каждом языке слово может иметь несколько значений. Отбирая в словаре подходящее по значению русское слово, следует исходить, прежде всего, из его грамматической функции, а также учитывать его значение в данном контексте.
5. Прочтите текст еще несколько раз. Теперь можно переходить к составлению резюме текста.
6. Сначала сообщите исходные данные текста (заголовок, дата публикации, название издания, автор), затем расскажите основное содержание, вводя в предложения клишированные выражения и фразы для резюме.
