I. Pre-reading tasks.
1) Look at the title. What do you think the article is about?

II. Reading. Look at the text. Eight sentences have been removed.
Choose from the sentences (A-I) the one which fits each gap. There is one
sentence which you do not need to use.
A. Society is going to have to look at energy usage, and underground
homes can be space-saving in a crowded country.
B. The light coming in through them should create interesting lighting
effects in the central living area – and reduce the need for artificial light.
C. A considerable amount of money is saved on energy and maintenance
bills, and earth-sheltered homes are free from most forms of noise and have a
low fire risk.
D. Also, some people find it difficult to cope psychologically with living
in an earth-sheltered dwelling, but this usually applies only to deep structures.
E. They can make use of steep slopes and can have attractive wide glass
fronts.
F. The first time the couple climbed down a dangerous old iron ladder to

one of the few Brits who live below the earth.

Going underground. Eccentric? Possibly. Ecological? Yes.
Economical? You bet. Steve Wells on a couple`s decision to build their
home below the earth.
Timothy Scott was leisurely leafing through a local newspaper when he saw
a small advert for a ―concrete reservoir for sale‖. (0) I. The couple, known locally
as ―the moles‖, has decided to go underground not just because they want one of
the most unusual homes in Britain, but for good ecological reasons too.
(1). Instead they found a sweet-smelling 10m by 20m space 4m high. The
massive concrete roof, and the earth above it, was supported by eight large
original brick pillars.
―We knew immediately that it would make a wonderful home,‖ says
Timothy. (2). These will be the main source of light and heat for the house,
natural light will spread through glass walls to the three bedrooms, two
bathrooms and kitchen off the central area.
―We expect virtually no heating bills,‖ Timothy says. |The surrounding
earth and the inside of the walls should provide an ample storage area for the
solar energy we gain through the pyramids during the day. (3). We estimate that
his will cut our electricity bills by at least a third.‖
The couple`s belief in the benefits of living underground, which is quite
common in America, in parts of Spain, and in China, has many advantages for
families. (4). What`s more, they are naturally protected from wind and draughts.
Earth sheltering also provides greater security and at the same time a building
that will last a good 500 years. There are fewer than a dozen earth-sheltered
homes in Britain, which makes their inhabitants into pioneers of a sort.
Building this way is also compatible with the new conservationist
methods. (5). To avoid living in ―shoe boxes‖ and to keep agricultural land
green, there is really only one way of building: underground. ―In 100 years`
time, or less,‖ says Timothy, ―I believe that large numbers of people will be
living in earth-sheltered homes in Britain.‖
Earth-sheltered homes don`t have to be like Timothy`s reservoir. (6). A
patio is also possible, as long as there is enough space in front of a house.
However, according to Peter Carpentier, secretary of the British Earth
Sheltering Association, who lives in his own underground home, there are a few
disadvantages. For instance, because there are so few earth-sheltered homes in
the UK, it is usually hard, although not impossible, to get planning permission.
(7). When a lot of excavation is needed, building costs can be higher than for
conventional homes, although savings can be made in other ways.

Believe it or not, Tom Hardy is having a house built entirely of glass!
Yes, the external and internal walls, the roof, the floor; everything, will be
glass. And it is for him, not his tropical plants.
―As soon as I saw the architect`s model, I said ―I`ll take it! I knew it
was for me.‖
Tom has a plot of land and the builders arrive next Monday – they will
have finished the construction by the end of August. Until the house is ready,
Tom is living in a tent on the site so that he can watch the builders at work.

―In just six months` time I`ll be living in one of the most futuristic houses in
the world,‖ says Tom. ―I can hardly wait. People are going to be really amazed, I`m
sure of that. Journalists are coming round to see me all the time. I`ll get visitors from
all over the world. Once it`s finished, I`ll be moving in straightaway.‖
Of course, it`s no ordinary glass. It won`t break if you throw stones at it
because it is thick and flexible. And you won`t be able to see in because this
glass automatically goes dark when night falls – there is no need for curtains.
What`s more, the glass can conduct electricity in such a way that pockets of
glass within the glass change shape and colour to create a visual display. You
can ―re-decorate‖ at the flick of a switch! No need to use a paint brush ever
again. Even better, this glass repels dust, so there is no need to clean.
One wall will function as a television and computer screen. You`ll be able
to download famous paintings from the Internet and turn your house into an art
gallery. It may even be possible for one wall to contain tropical fish – even
sharks and octopuses! Because the glass provides good insulation, there is no
heating system. All the heat comes from the sun.
By the end of the decade, the architect, Shigeru Kawabata, will have
designed ten houses of this type. It could be the house of the future.

Selling luxury real estate
Text 3. Read the text and be ready to name 5 marketing techniques luxury
real estate agents use. Give a title to the text.
Not all of us are in the market for a 40,000 square foot villa in the hills of
California. In fact most of us probably aren't, so the world of luxury real estate is
one that seems like an exclusive mystery. It is a shame that few of us do get to
experience this world, because when it comes to marketing there is a lot that
anyone could learn from how luxury real estate and real estate agents in particular
run their businesses. What they know about marketing and sales is based on what
they have had to learn to make those multi-million dollar home sales. Here are just
a few of the lessons you could take from the world of luxury real estate:
1. Focus on your personal brand to demonstrate credibility. One
thing that just about every real estate agent does more than almost any other
industry (apart from entertainment) is focus on their personal brands. Often you
see the story of the agent's career and how he or she made it to that point. You
can read what they are interested in and how many medals of honor or
salesperson of the year awards they have won. All of this is designed to give you
a sense of who they are before you consider working with them. In the world of

real estate personal branding has everything to do with your reputation … and
that reputation is a big part of how you can get deals done.
2. Better target your communications to save yourself time. How many
ads do you see for luxury real estate crammed into the yellow pages? Or through a
banner ad on Forbes.com? Most advertising when it comes to luxury real estate
comes from custom regional magazines, luxury publications and other highly
targeted sources. Why? Because one thing that luxury real estate agents understand is
that hitting the wrong consumers will result in one big downside: they will end up
wasting their own time. So the advertising is a function of selection because they
only want to reach people who are real prospects to potentially purchase a home
from them. They don't care about reaching millions or even about reaching
thousands. Theycareaboutreachingtherightdozenpeople, period.
3. Use professional imagery to sell. We generally know about real porn,
and food porn, but luxury real estate publications are an entirely different
category that could almost be called house porn. They feature lustworthy images
of houses, villas and mansions that most people only dream about even walking
into. And all of it is listed alongside a tantalizing price that would buy you the
rights to claim ownership of that dream, if you had the money. The imagery sells
the houses and encourages you to dream.
4. Promote the community you will be joining. When you buy a luxury
property, you are not just buying your own property but also entry into a
particular neighborhood and even a way of life. As a result, you want to know
who else lives in the neighborhood and more about the community you will be
joining. It may not mean you'll be best friends or even interact with those others,
but just knowing about the community and what you are part of gives you an
important story that you can share with others and help you to feel a sense of
belonging in the community which could be a powerful motivator to purchase.
5. Throw in an unexpected benefit/offer. One thing I love about luxury real
estate is that the "freebies" are often completely unexpected and sometimes irrelevant
things, but could sway the right buyer. For example, I saw one property listed where
purchasing it would also mean that the title of "Count of Carbona" would convey to
the new owner. So not only do you buy a new castle – you get to be a Count too.
Another property offered up a garage full of exotic cars along with the house. When
you are buying a luxury property, those small things may not add up to a significant
portion of the cost, but could mean the world when it comes to helping a customer
establish an emotional connection with a property based on more than just hard
details like the bathroom count or location.
Some of these lessons are likely the same that other real estate agents use,
but if any of you reading are working in the world of real estate, I'd love to hear
