Кто покупал дом или квартиру в нашей стране, знает: за редким исключением деньги нужно платить все сразу, причем наличными и к тому же долларами. Американец или европеец все платежи совершает через банк и в момент покупки квартиры почти никогда не выкладывает ее полную стоимость. Купив жилье в кредит, он расплачивается с банком, который ему этот кредит выдал, в течение многих лет. Теперь
возможность приобщиться к цивилизации появилась и у российских граждан. Правда, не всем – богатым, как правило, кредит не нужен: они предпочитают выложить деньги сразу, а бедным кредит не по карману. Так что потребитель кредитов – та категория населения, которую условно можно отнести к среднему классу. А за неимением четких критериев принадлежности к среднему классу условия российской ипотеки каждый должен примерить на себя.
Возможность купить жилье в кредит выглядит очень заманчиво: жить в ней можно сразу, а расплачиваться постепенно. Говорят, что желающих очень много – у банков даже средств на всех возможных клиентов не хватает. Однако связываясь с кредитом, человек должен хорошо себе представлять, на что идет. Любое долгосрочное предприятие в России
– огромный риск. Есть риск быть уволенным, есть риск потерять здоровье.
Чтобы получить кредит, необходимо доказать, что банк вам может доверять. Как правило, вы должны представить в банк стандартный набор документов, куда входят и справки о доходах и сведения о имеющемся в семье имуществе. Это, по мнению банковских специалистов, позволяет адекватно оценить реальные (а не официальные) доходы. Представленные сведения проверяются службами безопасности банков. Проверка обязательна: вдруг кому-то вздумается сильно приукрасить свое состояние. К людям «свободных» профессий – писателям, журналистам, художникам, которые не всегда могут предоставить справку с места работы, подходят индивидуально. Но в любом случае в банке будут смотреть на реальные доходы и имущество. А также, в банке считают, что стоит обратить внимание на образование и квалификацию потенциального клиента.
Решение – брать или не брать кредит – не может быть легким. Постарайтесь учесть все особенности ипотеки, принимая окончательное решение. В конечном итоге – выбор за вами.

Moneycan'tbuyhappiness,right?Wrong. John Silveira argues that happiness is up for grabs-ifyoucanaffordit.
The results are in: money can buy happiness, but it doesn't come cheap. Not only that, the amount of happiness your money can buy can bemeasured. I know thisruns contrary to everything we've ever heard sincechildhoodaboutmoney- "Itcan'tbuyhappiness,itcan'tbuyhealth,anditcan'tbuylove."Butthefacts don'tsupportthis.
First, according to surveys, the well-off are more optimistic about their lives. Optimism is a major factor in happiness. Second, medical evidence shows those with more money live longer, healthier lives than those withless.Therearealwaysthestoriesfeaturingtheloadedunclewhohadaheartattackwhilelivingthehigh life,butonaverage,theaffluentlivelongerandhealthierlives.Notonlythat,butdespiteall thefoodtheycan buywiththeirloot,therichtendtobethinnerthanthepoor-anothersignofgoodhealth.
IntheWhitehall Survey,conductedatUniversityCollegeLondon,17,000civil servantswerefollowed.All are well educated andhavethe same access to health care.Yetthe clerks atthe bottom ofthe income scalehave triple the mortality rate as those at the top. A U.S. study involving 300,000 men, called the Multiple Risk InterventionFactor,discovered everyincomeclasswashealthierthantheclasses belowthem andmore sick thantheonesabove.

These studies come as no surprise to me. Over the years I've said, quite frankly, I believe money can buy happiness.Mycommentisusuallygreetedwithraisedeyebrowsandinsinuationsthere'ssomethingmorally wrongwith me.InensuingdiscussionsI'vetriedtoexplainthatit'snotlikeyou cango tothemarketandbuy two kilosofhappiness. I'vemaintainedmoneycanmake you happier becauseitrepresentsconvenienceand time. By convenience I mean that more of the necessities in life are readily available to you. WhenI say you can buy time,Imeantimeintwo senses:First, because yourhealth improves and you arelikelyto buyafew more good years of life. Second, every time I write a check to the guy who mows my lawn, I am literally buyinghistimetodosomethingIdon'twantordon'thavetimetodomyself.Ofcourse,becauseI'mnotrich,I havetoputinmyowntimeto earnthemoneyIuseto buyhis.ButifIwererich,I'dnolongerhavetousethe limitedamountoftimeIhaveonthisplanettobuysomeoneelse'stime.I'djustwriteacheck.
How much money do you need to be rich? When he was alive, J. Paul Getty, one of the world's richestmen, said, "If you can actually count your money then you are not really a rich man." But a fellow I onceworked with was more realistic. He didn't need billions of dollars. He just needed enough so he didn't have to work (though hewas surehe still would), so he didn'thave to worry about bills, and so that every coupleof years he could go down to the local car lot, pay cash for a new vehicle, and not have to think about the money he spent.
How much do the experts say is enough? In a study conducted by Andrew Oswald and Jonathan Gardner at the University ofdiscoveredthatabout1.5milliontax-freeAmericandollarsmovedmostpeopleintothetop 2% on the happiness scale. Their study also revealed that, at the low end of the scale, each $75,000moves peopleonenotch upthe scale. Noneofthisisto say that you canonlybehappyifyou'reloaded.Lotsofpoor peopleareperfectlycontent.But,ifyouarewealthy,it'slikelythatyou'regoingtobeevenhappier.
Nordoeswealthguaranteehappiness.TheWarwickstudyisrepletewithexamplesofpeoplewhodiscovered theyweremiserablejustlayingabout.One,DawnWilby,won£4millionandwasunhappyuntilshetookajob for£12,000ayear.Shehadn'trealisedthatyoucan'tjustlaythereandexpecthappinesstocometothedoor. You'vegottodosomethingtogetthebenefitofyourwealth.
Other studies I read that purportedly demonstrate the opposite - that money leads to misery - were about well-paid executives who got huge bonuses but were still unhappy. I discounted these because they concentrated only on office jealousies and dissatisfaction that arose because the subjects wish they'd gotten more. There's no mention of their home lives, whether they feel relief from the pressure of bills, etc. It is as though their jobs were the only things that mattered. These studies are so narrow they are tantamount to provingmarriagemakesaman'slifeworsebyfocusingonlyonhisrelationshipwithhismother-in-law.
And, finally, years ago I read an article about lottery winners and one fellow who said the money made him unhappy because people kept asking him for loans. That's not unhappiness; that's annoyance. It's like complaining aboutmosquitoeswhen you take a trip to Hawaii.You'renot getting my sympathy, pal.Butthe lastwordonthiscomesfrom myfriend,Cathy.WhensheheardIwaswritingthiscolumn,shesaid,"Anyone who thinks money can't buy happiness is either a master of self-deception or just doesn't know where to shop.
